Coles Local Supermarket & Office - Milton Village - Your Neighbourhood

A development application has been lodged for the upgrade and extension of the Milton Village shopping centre, located on 36 Baroona Road, Milton.

Designed by Thomson Adsett the proposal is for a Coles Supermarket and Liquorland bottle shop that will replace the existing IGA supermarket and some retail tenancies within the existing two storey Shopping Centre on Baroona Road.

Further amendments to the existing basement and first floor are required to facilitate the shopping centre upgrade and service the new Coles Supermarket.

Development Details
– IGA will be removed and tenancy extended for Coles Local
– The development will retain the majority of the existing built form
– Extension will occur on the Ground Level and Level 1 of the centre.
– Level 1 will accommodate a mezzanine for Coles
– New office first floor office/medical tenancy tenancies
– Development height of 3 storeys (approximately 11.7m high)
– Servicing to Wight Street is to be retained
– Retained service bay access or configuration
– New dock hoist to ease and efficiency of servicing and deliveries.
– Retailed vehicle access from Baroona Road and Wight Street.
– Extended basement area with no additional car parks provided
– Improved manoeuvring space for vehicles and storage 
– New travellator connecting the basement parking to the ground level 
– Reduced car parking along the frontage of Baroona Road (58 to 43 spaces)- – Reduced car parking area  reduced from 17 spaces to 8 spaces.

Basement car parking and service delivery to the rear via access to Wight Street and an open car park via Baroona Road. The proposed development will replace the existing IGA and retail tenancies to facilitate the Coles redevelopment.

The proposal provides 78 car park spaces within the basement car parking area and 43 car park spaces (2 PWD) within the open car park on the ground level. Pedestrian access points are provided to Baroona Road.

The planners at Urbis state, “the proposed development is considered to meet the requirements of the Performance Outcome through providing a development that positively contributes to the neighbourhood by enhancing and refurbishing the existing Milton Village Shopping Centre”.

“The centre has been designed to reflect the context of the neighbourhood as a locality on the cusp of the inner-city area. The scale of the proposed built form is sympathetic to the surrounding character, while the proposed intensity of uses reflects the demand generated by the surrounding locality. Safe and direct pedestrian access is provided from the footpath on Baroona Road to the stores within the centre, without the need to traverse car parking areas. This is consistent with the approved development on the site”.

The district centre is for 4,571sqm of gross floor area (GFA), with 3,155sqm (57%) site cover over the 5,514qm site.
